Local Market Overview

The Insights page offers a comprehensive overview of properties currently on the market, including breakdowns by number of bedrooms, property type, and average asking prices. It also features sold data, showing which types of properties are selling and how long they’re taking to sell, giving you a clear picture of local market trends.





Market Monitor

The Daily Focus page is likely to be your most frequently visited section. It displays all address updates from the past 24 hours, including price reductions, sales that have fallen through, withdrawn properties, and listings that have just reached 12 weeks on the market without selling.





Time on Market

The Listed Over 12 Weeks tab displays all properties currently on the market without a sale agreed. The 12 week threshold is used because it aligns with the typical duration of agency contracts, making it a key point when vendors may reconsider their agent. While 12 weeks is the default setting, you can easily adjust the timeframe to suit your strategy-for example, to 8 or 11 weeks.





Removed from the Market

The Property Withdrawn tab lists properties that were previously on the market but have since been removed and are no longer actively listed for sale. Since many vendors look to relist with a new agent after withdrawal, this is a prime opportunity to showcase your agency. Position yourself to bring that withdrawn stock back to market, this time with your agency.





Listed as Sold Previously but back on the Maret

The Fallen Through tab displays properties that had a sale agreed but have returned to the market after the sale fell through. This can be a frustrating and uncertain time for vendors, often leading them to reassess whether to keep their property on the market and which agency to trust moving forward. By reaching out with empathy, expressing your disappointment on their behalf and offering support, you can position your agency as a reliable option to help relaunch their sale successfully.




Asking Price has been Reduced

A reduced asking price can often signal a deeper issue, whether the property was overpriced from the start or the current agent isn’t generating enough interest through effective marketing. For the vendor, it can be a frustrating experience, especially if expectations aren’t being met. This presents a perfect opportunity to step in.
